Director of Facilities

Position Summary:
The Director of Facilities will give leadership to the Goshen College physical plant operations and staff. This position is responsible for supervising and directing the staff who are engaged in the caring for campus buildings and grounds (135 acres with 23 major buildings); including rental properties, the College Cabin and the J.N. Roth Marine Biology Station in Layton, Florida. The Director will collaborate with the VP for Finance, Associate Vice President for Facilities and Director of Planning and Events to implement the Campus Master Plan and coordinate long-term facility planning.
The Director of Facilities provides project oversight for all major and minor construction and alterations to building and grounds programs involving the physical plant resources. The Director works as a campus contact with outside architectural, consulting and contracting firms on major projects on campus.[RS1] The Director also works with various constituencies on campus and in the community to promote sustainability and conservation efforts and enhance environmental stewardship throughout campus.
This position reports to the Director of Planning and Events.
Essential Functions:
- Schedule, coordinate and direct operational and general maintenance and repair programs of the college specific to Buildings, Grounds, and Systems.
- Establish standards and develop preventive maintenance procedures in coordination with department trade supervisors.
- Inspect and manage all buildings and grounds to be sure all federal, state and local codes are met and facilities are adequate for current college programs.
- Research new methods, materials and Physical Plant management procedures.
- Coordinate and provide project oversight of campus construction, renovation and major improvements.
- Collaborate with the AVP for Facilities Management in the design and development of facility upgrades and renovations. Develop objectives, standards and project milestones.
- Provide project management for facility upgrades and renovations; coordinating trades and both internal and external resources.
- Represent GC with external firms including architects, contractors, and trades.
- Collaborate with the AVP for Facilities Management and the Director of Planning & Events to develop and implement short and long range planning of facility improvements.
- Organize and recommend maintenance and repair programs, capital improvements, landscaping, remodeling and major repair/reconstruction and development of drives and parking lots.
- Develop and maintain inventory systems for compiling building maintenance and renewal updates, equipment updates/replacement, and grounds improvements.
- Support campus leaders in refining and developing capital requests that align with campus strategic objectives.
- Assist the administration in the development, implementation and administration of the annual Facilities budget.
- Lead campus sustainability initiatives and coordinate activities of appropriate supervisors, professionals, city officials, regulatory agencies and college personnel in relation to sustainability efforts.
- Serve on the sustainability committee. Develop and facilitate the agenda for the sustainability committee alongside student leadership.
- Support data collection, assessments and reporting for various internal and external sustainability consulting engagements.
- Innovate and champion sustainability initiatives on campus; specifically as it relates to buildings, groundskeeping and energy management. Recommend and implement methods to continue to reduce energy consumption and the Goshen College carbon footprint across campus.
Supervisory Responsibility:
Supervise directly 5 lead personnel (General Maintenance Supervisor, Systems Supervisor, Facilities Manager, Grounds Supervisor, Custodial Supervisor). Collaborate with the AVP for Facilities Management, to provide oversight of all subordinate staff and students within reporting areas.
- Maintain highly trained and motivated Physical Plant staff.
- Provide education, development and advancement opportunities for staff.
- Create and implement succession planning for supervisory roles.
- Responsible for hiring, evaluating and orienting new employees in the department.
- Assure appropriate and timely safety training and evaluating programs are conducted.
- Assure equitable opportunity and treatment of employees.
Education and/or Experience:
- Bachelor’s degree required, master’s degree preferred, ideally in business, management, engineering, sustainability or a related field.
- A minimum of five years related and recent administrative and managerial experience which demonstrates the ability and knowledge to provide leadership for planning, development, and operations of a complex facility.
- Broad technical knowledge of grounds, maintenance, building repair, alterations, utilities, and all related areas required. Familiarity and experience with overseeing energy conservation and environmentally friendly construction and renovation initiatives preferred.
Skills Required:
- Ability to write reports and generate business correspondence and communicate clear and specific directions.
- Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Demonstrate ability to establish and maintain effective working relationships with diverse constituencies and accomplished written and oral communication skills are required.
- Basic computer literacy in word processing and spreadsheets.
- Working knowledge with architectural plans and specifications, and experience in construction management is essential.
Physical Demands:
Bending, lifting up to 50 pounds, reaching, pulling, climbing steps and ladders. While performing the duties of this job, the employee is regularly required to use hands to handle objects, tools or controls and talk or hear.
Work Environment/Environmental Condition:
Inside environmental conditions but physically inspects and interacts with the entire grounds and physical facilities of the college.
